The Mexican Constitution limits property ownership in the restricted area of beaches and borders. However, you as a non-Mexican citizen can make a real estate investment in this area, through a Fideicomiso.

In this Fideicomiso (Trust), Bancomer acts as the purchaser of the property (Fiduciario) while you (the Beneficiary) keep all the rights to use and enjoy it.

The parties involved in the Fideicomiso are:

The Fideicomitente: The seller of the property

The Fiduciario: A Mexican bank, in this case BBVA Bancomer, which holds the title of the property for up to 50 years, and acts on behalf of the non-Mexican beneficiary in all transactions related to the property held in trust. The 50 year period can be renewed.

The Substitute Beneficiaries: The heirs

The benefits is that you also have embedded a family trust because you can benefit someone that you designate beneficiary (Fideicomisario).
